Пятно застройки, объмно-планировочное и архитектурное решение объекта первоначально было проработано при разработке градостроительной концепции застройки территории Общественного центра на пересечении Комшоссе и пр. Победы. Выбранное композиционное решение позволило расположить вместительную парковку перед центральным входом, который накрыт значительным наклонным козырьком - вертикальным акцентом здания. А яркое цветовое решение с фрагментарным использованием пиксельной отделки, сделали образ здания ярким и неординарным.
